According to mainstream media, a new 223-key hotel will be built in the Punggol Digital District. Located along Punggol Way, JTC received approval from the URA to develop the site on April 26.
The hotel will be part of the upcoming business park to be built on the site, which also includes over 330,000 sq ft of office space and over 289,000 sq ft of retail space. JTC is currently seeking tenders for the management of the hotel or serviced apartments on a 60-year lease. JLL has been appointed the managing agent for the tender exercise. First announced in 2018, the Punggol Digital District was rolled out in 2020 by JTC, the appointed master developer. The district will open progressively from 2H2024.

Keppel Infrastructure Trust’s distributable income fell 29.1% YoY to $50.9m in 1Q24, primarily due to underperformance in its distribution and storage segment. In 1Q24, the distributable income of the distribution and storage segment comprising Ixom and Philippine Coastal fell 32.8% YoY to $15.8m. On the other hand, KIT’s energy transition and environmental services segment recorded single-digit increases in distributable income, rising 2.1% YoY to $49.7m and 3.7% YoY to $20.9m, respectively. Within the energy transition segment, assets that recorded declines in their distributable income include City Energy, which recorded a 21.9% YoY drop due to “lower fuel cost over-recovery.” Its renewable portfolio also saw a 92.3% YoY drop in distributable income due to a $22.2m debt repayment in January. When we tried it, we found the sweet-spicy sauce to complement Creamier’s signature waffles well. You can get their regular fish and chips too. Unlike the conventional British fare which uses cod, Frying Fish Club uses shiro maguro AKA white tuna. The fish is fried in a tempura-style batter, giving it an extra crispy texture. The Nori ($19.50) flavour featured two pieces of fried fish seasoned in seaweed furikake, which gave it an extra umami flavour. If you prefer the conventional combination, their Fried Chicken & Creamier Golden Waffles ($22.50) is another outlet-exclusive dish you must try. This one sees fried chicken in the same golden brown batter, then covered with a sweet radish mayonnaise and seaweed flakes. Other than food, there are new drinks on the menu too! Their Bored & Boozy Salted Plum ($14 a pint) is a draft beer from a local brand named Brewlander. This one was super refreshing and smooth. Plus, it paired well with all the fried food we were eating. For those who don’t drink, the collab also has Japanese soda floats such as the Kyoho Grape ($9.50). This pretty drink is made with soda and house-made grape syrup, then topped with Creamier’s vanilla ice cream and a cherry as the finishing touch. You can also end your meal with their famous ice cream! The current seasonal flavours include Peach Fuzz and Milk Coffee With Hazelnut Biscotti, both priced at $5.90 a scoop. Auction listings fell in 1Q2024 as Lunar New Year festivities resulted in the postponement of some auction activities, according to Knight Frank Singapore. In an April research report, the consultancy notes that 90 auction listings (including repeat listings and excluding properties sold outside of auction) were recorded in the first quarter, falling 9.1% q-o-q.
However, auction listings were up 16.9% y-o-y, with the bulk of the increase coming from owner sale listings. Residential properties made up 43 (47.8%) of all listings in 1Q2024, with the remainder comprising retail (19), office (eight), and industrial (18) properties. Five properties with a total gross sales value of $13.2 million were successfully sold. This translates to a success rate of 5.6% for the quarter, up from the 4% success rate in 4Q2023. Two of the properties sold were residences, while the other three were industrial properties. Last quarter there were 22 mortgagee listings, or 22.4% of all listings, down 29% from 31 listing in 4Q2023. Of the 22 mortgagee listings, 12 were residential properties, four were retail, five were industrial properties and just one office unit. Two mortgagee listings were sold at a premium last quarter. A 1,410 sq ft, three-bedroom apartment at The Sea View had an opening price of $3.5 million. It was eventually sold at $3.6 million ($2,553 psf), translating to a 2.9% premium. The other property, a 60-year leasehold industrial unit at Vertex on Ubi Avenue 3, was knocked down at $965,00, 4.3% higher than its opening price of $925,000. Owner sales made up 68 listings last quarter, a 3% increase q-o-q from the 66 listings in 4Q2023. This also reflects a 47.8% y-o-y increase from 46 listings in 1Q2023. Of the 68 listings in 1Q2024, 31 were for residences, while seven properties were for office and 13 were industrial units. Retail properties made up 15 listings. While this marks the eighth consecutive quarter that owner listings have surpassed mortgagee listings, some owner listings may have arisen from distress, notes Sharon Lee, head of auction and sale at Knight Frank Singapore. “In certain cases, financial institutions might encourage owners to dispose of these assets before repossession proceedings are initiated.” According to statistics from the Ministry of Law, bankruptcy applications rose 11.8% q-o-q and 17.3% y-o-y to 1,125 applications in 1Q2024. Business cessation figures have also increased, rising 23.5% y-o-y to hit 14,205 entities last quarter. Consequently, Knight Frank believes more private homes and workplace properties will surface in the auction market in the second half of 2024. Moreover, residential property owners who commenced housing loans in 2021, when interest rates were low, will likely see their borrowing costs rise substantially after their three years of fixed rates lapse. Could you please introduce yourself to our readers? Thank you so much. Hi Singapore! I’m Charlotte Cho, the esthetician behind Then I Met You and the Korean beauty retailer Soko Glam. I’m also the author of The Little Book of Skincare and The Little Book of Jeong. Can you share the story behind the inception of Then I Met You? What inspired you to take a leap of faith in launching your own brand after co-founding Soko Glam? I spent five years living in South Korea and experienced the magic of Korean skincare firsthand. I built a powerful relationship with my culture and my skin and developed jeong with Korea: It changed my life, and I couldn’t wait to share what I had learned. Driven by that jeong for Korea, I spent 10 years curating for Soko Glam, the online beauty destination I launched in 2012, which is credited for making K-beauty mainstream in the US. But I didn’t want to stop there. With Then I Met You, I wanted to create truly transformative skin care products that will stay a part of your life for years to come. I’m curious, what’s the idea behind the brand’s catchy name? No, it’s not named after a Korean drama 😉 I named my skincare line Then I Met You because I wanted to inspire everyone to go deeper into all the things that matter. There are two major things I learned from living in Korea. Barrier Creams are traditionally thick, creamy, and sit on the top of your skin. Hallabong is a beloved juicy citrus fruit grown in Jeju, Korea. It starts with the double cleanse, followed by a refining toner, a hydrating essence and a brightening moisturiser and sunscreen of course! One part of my ritual I’d like to point out is that oil cleansing is the perfect way to start and end your day, as it enables me to have a few minutes of relaxation and meditation. Using a gua sha tool or even just your fingers, you can use the slip from the oils to massage your temples, your jaw muscles and more. The result is a brighter and more lifted complexion. Secondly, I like to use the oils on my neck and shoulders as well, before jumping into the shower to complete the rest of my cleansing routine. Being your own founder or boss sounds far more glamorous than it actually is. You’re going to have to work harder than you’ve ever worked in your life and you’ll need to have extremely thick skin. The hardest challenge is marrying the creative love of skincare and formulation with the need to juggle and balance the business side of things. Sometimes, they are not in sync, and it becomes very difficult to make decisions. You’re a woman known for wearing different hats, from founding Soko Glam, launching your own brand, to being the author of ‘The Little Book of Skincare’ and ‘The Little Book of Jeong.’ How did you navigate this entrepreneurial journey while taking time for yourself? I am incredibly lucky to have a support system behind me; otherwise, it would not be possible to accomplish my entrepreneurial pursuits. Customers complained that the owner, AKA “Mr Grumpy” was rude and they had received a scolding while ordering a plate of the nasi ayam goreng, otherwise known as fried chicken with rice. Yet, that did not stop people from visiting the stall. Today, the eatery has become so popular that they are opening a third outlet in Holland Drive following the recent opening of their second outlet in Toa Payoh. The stall makes a mean Signature Nasi Ayam. For $6.50, you get either a fried chicken thigh or breast served with rice, cucumber slices, housemade sambal, and a bowl of mee soto broth. Their chicken is said to have a turmeric-forward marinade, making it super aromatic. The deep-fried chicken skin also gives it a nice crispiness in every bite. Famous sides include the Begedel and Sambal Quail Egg. For the adventurous, you can get the Chicken Liver or Gizzard for an added chew. When I went there personally, I liked their quail eggs for how the sweet and spicy sambal flavours seeped into the egg whites.
